Owner of The Campbell Apartment Raises the Bar At the Empire State Building

Leases Ground Floor Space for 'The Empire Room' Lounge

NEW YORK CITY – Hospitality Holdings, which owns and operates The Campbell Apartment and six other famous high-end venues in Manhattan, has leased a ground floor space at the Empire State Building for its latest concept, The Empire Room, announces Fred C. Posniak, senior vice president of W&H Properties.

The 3,402-square-foot cocktail lounge, situated in a space once occupied by a post office, is scheduled to open this fall. It will have an Art Deco-themed interior and will offer upscale cocktail selections and first-rate service. Renowned hospitality design firm Goodman Charlton will be designing the interiors and UCON Corporation will be handling the construction.

"The Empire Room is a perfect fit for the World's Most Famous Office Building, and it fits into ownership's long-term plan to reposition the building's ground floor retail," says Mr. Posniak. "The atmosphere will be one of elegance, glamour and prestige, exactly in tune with its surroundings."

Lori Shabtai and Monica Kass of Winick Realty Group represented Hospitality Holdings in the lease negotiations. Mr. Posniak represented the landlord, together with Andrew Goldberg, Eric Gelber and Matthew Chmielecki of CB Richard Ellis, the property's leasing agent.

Hospitality Holdings owns and operates the country's most prestigious portfolio of cocktail lounges, including The World Bar in The Trump World Tower, The Carnegie Club in CitySpire Centre, The Campbell Apartment in Grand Central Terminal, The Campbell Terrace in Grand Central's Vanderbilt Avenue Portico, Bookmarks Rooftop Lounge and Terrace at The Library Hotel, Madison & Vine - an American bistro and international wine bar located in The Library Hotel, and Oasis, The Roof Garden Lounge at Hotel Giraffe.

Soaring 1,454 feet above Midtown Manhattan, the Empire State Building is the World's Most Famous Office Building. With new investments in infrastructure, public areas and amenities totaling more than $500 million, the Empire State Building has attracted and continues to attract corporate tenants in a diverse array of industries from around the world.

Upgrades – planned and completed – include a a comprehensive restoration of the Empire State Building's Art Deco lobby and ceiling, along with the creation of a dedicated 34th Street tenant entrance, tenant messenger center, improvements to the building-wide systems, new restrooms, air-conditioned public corridors, new, improved multi-layered security systems comprise some of the building's contemporary amenities.

All 65 marble elevator cabs have been refurbished and the building’s 6,500 windows have been replaced, increasing the Empire State Building's energy efficiency and earning it a coveted "Energy Star" designation.

Three additional ground floor retail spaces are still available at the property, ranging from 463 to 1,500 square feet.

The Empire State Building is owned by Empire State Land Associates, a partnership led by Peter L. Malkin and Anthony E. Malkin, and it is part of the W&H Properties portfolio. Broker commissions are paid in full at lease signing.
