NirvanaSoft Renews at the Empire State Building

NEW YORK CITY - NirvanaSoft, Inc. has renewed its lease at the Empire State Building, announced Stephen Eynon, director of leasing at the property. The firm, which occupies 6,735 square feet on the 52nd floor, provides specialized software that enables energy companies to address complex retail billing requirements made necessary by competitive energy markets. In May, the analyst firm UtiliPoint International ranked NirvanaSoft #1 in the category of "complex billing."

"Our rebranding and repositioning program is designed not only to attract top-tier tenants, but also to foster long-term relationships with existing businesses," says Mr. Eynon. "NirvanaSoft has nearly tripled in size since its initial lease, and is a perfect example of the building's ability to continually accommodate the organic growth of our thriving tenants."

Richard D. Duryea, who heads the firm of the same name, represented NirvanaSoft in the lease negotiations. Mr. Eynon represented the landlord, together with Daniel Bodner of CB Richard Ellis. Soaring 1,454 feet above Midtown Manhattan, the Empire State Building is the World's Most Famous Office Building. With new investments in infrastructure, public areas and amenities, the Empire State Building has attracted first-rate tenants in a diverse array of industries from around the world.

Upgrades--planned and completed--include a strategic repurposing of the ground floor retail mix and a comprehensive restoration of the Empire State Building's art deco lobby and ceiling, along with the creation of a dedicated 34th Street tenant entrance. A new messenger center, modernization of the building's systems, new restrooms, air-conditioned public corridors, and new, improved multi-layered security systems comprise some of the building's contemporary amenities.

All 65 marble elevator cabs have been refurbished and the building's 6,500 windows have been replaced, increasing the Empire State Building's energy efficiency and earning it a coveted "Energy Star" designation.
